The site is an uncultivated plot of land located in Morangis, along Avenue de l'Armée Leclerc, a major road lined with plane trees. It is bordered to the east and along this avenue by a large residential area with trees and flowers. To the west of the avenue, detached houses are neighboured by cultivated fields, attesting to ongoing agricultural activity. The site opens onto the great Parisian landscape and provides wide-ranging views. Morangis's major business district is located to the west of the site, and is home to the majority of the commune's 580 businesses, as well as the Morangerie business incubator.
The town of Morangis, located 15 kilometres south of Paris, is adjacent to the Orly airport and its employment hub. The Massy TGV station and the Rungis MIN (Market of National Interest) are nearby and accessible from Morangis by A6, A10, and RN7. The town is therefore well-connected to the Parisian motorway network.
Major public transportation networks including the RER (Chilly-Mazarin/RERC, Gravigny-Balizy/RER C, Savigny-sur-Orge/RER C, Juvisy-sur-Orge/RER C and D, Massy-Palaiseau/RER C and B) and Tramway Line T7 are accessible from Morangis by 4 bus lines (399, 492, 299, 297).
The creation of a tram-train between Massy and Evry (Tram Express South), planned for 2019, will increase the transportation offering south of Morangis, between the strategic hubs of Massy-Palaiseau and Evry-Courcouronnes.
